Default Moving from NYC - Looking for Apt

I'll be relocating back to Philly this summer probably July/August and I am looking for an apartment around $1,200 or less before utilities.

I want a one bedroom with a den/office/2nd room, dishwasher, washer/dryer, modern/recent kitchen and bath, closets, hardwood floors, and somekind of porch/balcony/yard.

After living in high-rises for so long I would prefer a little rowhome or walk-up.

All this and I want west of 20th Street and south of Brown - Green Street would be ideal.

I have been checking craigslist and PW.

Will I be able to find this?

You forgot garage/parking spot.

At $1200, I don't think you'll have a problem finding a place with 1/2 - 2/3 of your requirements

Calling JMH Realty is the very LAST thing I would do, unless they have changed in the past 2 years. When I dealt with them two years ago, I found them to be a bunch of sheisters - insisting that you could only view a place once; wanting more than the norm up front etc...I made a mental note not to deal with them again.

I would keep scouting Craigslist and PW, maybe place an ad yourself in Craigslist. Good luck

JMH advertises on CL themsleves anyway. Their ads usually have end with the address in parentheses. Like this one (1717G)

http://philadelphia.craigslist.org/apa/663415186.html

For what it's worth, I would think you'd have a difficult time finding everything the OP is looking for at $1200 but it is possible.

Your price range is right for all of that, but remember that you're only talking about a 6 square block area or so.

I pay about that with everything except the dishwasher. Im a block above Brown though. Same neighborhood. I would say just stay below Poplar.

Found my place on CL. Took about a month of looking so stay diligent.
