Can anyone give me their opinion on safety west of 28th Street below Poplar? I am considering moving to the area from 23rd and Green and would love to hear viewpoints on this part of Fairmount. Also, how loud are the trains since this area borders the tracks? Thanks.

Below Poplar seems nice across the board. 28th, 29th, and 30th below Poplar are all very nice, and are generally safe. North of Poplar it varies block to block. Some blocks can be very nice.

I agree with these assessments. We know various people who live in that area - families, with kids - and they seem perfectly happy there. Poplar St. west of 27th has seen significant improvement in the last 5 or so years - renovation, cleaning up, it just generally looks better. It's true that northward is dicey at the moment, but as I've said in various threads, big changes appear to be coming. Are you buying or renting in this area? If buying, you may even be able to profit, despite the generally high prices in Fairmount, if you can wait it out and see the transformation take hold.
As for the train - we know a family that lives on 30th just below Poplar, with the tracks in their back yard, and I have to say I've never heard them complain about train noise. There aren't that many trains coming through - maybe one or two a day? Positives about the location - quick access to Lemon Hill park (which, though a tad scruffy, is actually a very nice facility) and the Kelly Drive bike path; good bus service into Center City; friendly neighbors. I had a real estate client who wanted to see the new condo locations in that area- we came down 31st, then circled around the cleared area, just as we go to 32nd and Thompson a train came past- and it was incredibly loud - steel on steel shriek, to the point that we were sitting in the car with the windows up, and you had to shout to be heard. They can probably deal with that by putting up sound barriers to absorb the noise- but they'd better use 3x glazed windows on the side of the house facing the railroad. Hal |
