Default development on 26th and poplar

Does any one know about development of the old warehouse at this location? I have been looking at houses for sale around parrish and that area, and I want to know if these will be condos, or some sort of low income housing...



A developer has applied for 6 zoning variances and 1 use certificate for 2533-45 Poplar Street. The Zoning Board of Adjustment hearing was scheduled for September 21, 2004, but the attorney requested a continuance, which was granted by the board. The property was not posted. This site is currently zoned C-2 Commercial.

The proposal is to create six lots from the existing single lot, and to build a four story structure on each lot, which would have decks facing south on Poplar Street on the third and fourth levels, and a deck on the second level with steps to the street level. The maximum building height would be 44 feet.

This site is currently entirely covered by a two story warehouse structure, extending from Bambrey Street to North 26th Street along the north side of Poplar Street.

I doubt very seriously that this will be "low income" housing - probably very expensive, like most of these new units. There was a community meeting about this development on Thursday - anybody go?

I was just curious. I've been seriously looking at a couple houses on the 800 block of Stillman. I am just a little concerned, since there's the sunoco there on poplar, and then the next street after Poplar is Girard. I spoke with some people on the block, and are not bothered by what's beyond poplar, because they don't ever head that way -and the neighborhood is still friendly, and safe.

I happened to see a posting regarding the meeing about the new development at 26th and poplar. this, of course gave me some futher comfort, but then I began to wonder if this was luxury housing or not (since it is getting towards n. philly)

anyone who has some info (or even thoughts of the blocks between parrish and poplar!) I'd love to hear it.

The entire area between Poplar and Girard west of Girard College is poised for a major transformation in the next 5-10 years. There are plans in various stages of consideration for a whole series of residential and commercial developments that could change the entire character of the area. Some of it will be gentrification, but hopefully the revitalization of the Girard Ave. commercial corridor will benefit all of the neighborhoods that border it, not just the more well-off.

This page from the LISC site will give some sense of what's being talked about by the Girard Avenue Coalition as well as the various civic associations and CDC's in the area:

So if you're buying near there, you have to take into account the likely changes in the coming years, which I think will be for the better, mostly.

that's a cool building at 26th and poplar, I hope they do not tear it down.

It will be demolished. I would also prefer to see it renovated - loft-style stuff, perhaps - but that's not the kind of new housing that tends to get built in Fairmount. We get the "townhouse" stuff, for better or worse.

I do like the project for one reason, though - I see it as the first tangible step towards the major transformation of the blighted area between Poplar and Girard west of Girard College. Once this goes in, I think the other developments will pick up speed. And of course if we can just get that food store at 27/Girard...

I wanted that building. too late again. I suppose anything is better than yet another vacant building in philly. seems like the two properties on north 26th just on the other side of girard sold in the last month or so. one being a carriage house and the other a larger 3 story industrial next door. maybe from there south to popular will turn around a bit.

As I've indicated in a couple of different threads, I'm starting to get the sense of an accelerated pace in the redevelopment of that whole Poplar/Girard corridor. If things continue in the same general direction that area could look significantly different in as little as 5-7 years.

By the way, for those of you who missed the special meeting relating to the 26th & Poplar development, the developers will be at the next general meeting of the Fairmount Civic Association, Thursday Dec. 2, 7:30, at 860 N. 24th St.

That property is owned by Gravely Roofing, who still seems to operate out of there. If you visit the tax website at phila.gov, you can see that Gravely has been buying up a lot of the local real estate, including the Old English Tavern house, only a half block away. Does anyone know if Gravely are the ones developing the site or have sold it off?
