sharkfood you just mentioned two of the most overpriced markets in the country. I can't say how many developments are in surrounding counties but I do know that every piece of undeveloped land seems to be under construction. there was a time when people said that fundamentals such as cash flow and earnings growth didn't matter anymore, this was a new era. now, people are saying fundamentals like income growth and job growth as well as schools don't matter. are there enough young people making permanent homes in philly? I don't know the answers but I'm certainly not worried about there not being enough condos.

No sir. They are still apts. (however, Im sure a condo coversion has been kicked around the board room...)

An apartment is a defined living space in a larger building. An apartment can be a rental apartment, or it can be a condominium apartment or a cooperative apartment.

Part of the reason we do not have (hard to believe but true) as many multi-family buildings as other large cities is that we are one of the most residential downtowns in the country.

apt= rental
condo = for sale

Probably not, and my guess is that this is because people in PA don't want dense multifamily developments in their Green Countrie Townes (Philadelphia) or their country suburban enclaves.
