Well I was verbally harrassed on the block of 21st and Chestnut by 4 black guys (looked homeless) last night. I called the cops...no one showed up. I guess you have your answer.

There are a lot of drunks on that block. They buy beer and malt liquor at the deli on the 2000 block of Chestnut.

They sell some good beer at that deli. That stretch of Chestnut has always been fairly abandoned...lest anyone forget what all of chestnut looked like a few short years ago.

But, how about the two buildings on Chestnut Street between 23rd street & 24th street? Especially the south west corner of Chestnut Street & 23rd street intersection, it’s a perfect spot for a coffee shop, bar, restaurant, or bakery store. Don't you think? But, it is occupied by an architecture firm. In addition, there are two on ground parking lots along Market Street between 22nd Street & 23rd Street. They can be replaced by good size retail or mix-used buildings. Why not?

I think it's a very good thing to have the workplaces of architects at street level. It should tend to nurture their sensibilities in a positive way.

Agreed. I walk by there a lot, and I like looking into their offices, seeing how they've arranged their space, what they're working on, etc. If there's one thing Philly isn't short on, it's reasonably-sized, reasonably-priced, architecturally interesting spaces for coffeeshops. Those we have in spades.

This is what I think--it's good to have this, and OH, I thought that mixed-use meant real businesses such as architect's offices and doctor's offices, not just another fricking coffee shop or dumbazzed retail store that will be out of business in 8 months.
