I hope this message finds you well and my name is Brian Connelly of Safe & Sound Home Inspections. Safe and Sound Home Inspections would like to help inform/edcuate people about the house they own or want to own as being in the Home Inspection business we come across a lot of issues with houses that could have been easily avoided. Each week I will pick a topic to write on and will respond to all post and hopefully we can get a discussion going on issues that affect houses so that we can all have Safe & Sound Homes. One of the biggest issues we see that adversely affects houses is water/water/water. Roof run offs/gutters/window wells and landscaping being the biggest culprits. I see more and more people buying undeground drainage systems for thousands of dollars, when some alterations to landscaping and $40 in downspout extenders could be just as effective. Nature does not like an imbalance so when there is prolong periods of wetness outside the house and the basement is nice and dry, nature is going to try to even things out by any means necessary up to and including wicking/evaportaing through cement block walls.
Nothing good comes out of water hugging the foundation, in the winter time saturated grounds freeze and expand creating pressure on the foundation walls, other times of the year when water pools at the base of the house it can and will draw insects/rodents/termites towards the house as they are all looking for water/mositure. The ideal situation is landscape designs/downspout extensions and window well covers that promote water movement at least 6 feet from the foundation. Maintaining gutters,50-60 percent of all gutters on houses we inspect are clogged or sagging preventing water from reaching the downspouts and allowing the water to flow down the side of the building and into your house and basement/crawl space. There is no one size fits all solution to this issue and we recommend consulting with a qualified/professional prior to trying to solve a problem on your own if you have no experience.
