I work at broad and Spring Garden...it is Totally fine...a lil sketchy at night but so are most neighborhoods...there are some good food places in the area!!! It is VERY different than Boston but you will get used to it

.....nor do any of my neighbors, and yes it's condesending and not politicaly correct, but it happens to be true. I will concede that those in nice areas like Washington Square and Old City walk their neighborhoods.....but we are talking about North Broad Street. So wake up and smell the urine!

I walk north broad st quite frequently and used it as my main means of getting to cc when I lived up there. you will find it is the best, and safest way to walk to center city...and the north portico in city hall is the nicest. since city hall is open until 10 pm these days and open on weekends, you may actually use it. North Broad St doesn't smell like urine (the worst subway stations I've smelled in Philly are in center city with the worst being mine, 11th st).

I know lots of people who have "luxury" condos in the city (and yes, even in Rittenhouse) who don't keep a car and take the subways and trolleys. A few even take the bus.

Pretty snobby and short-sighted attitude.

I just think he likes putting on *airs*. Why else would he have "Rittehouse High-Rise" in his location...why not just Rittenhouse? Seems like he's trying too hard.

Kind of reminds me of one of my nephews. He wanted to spend $1400 a month on a studio at the Dorcester so he could say he lived in a high-rise on Rittenhouse Square. How many other people do the same thing, I wonder? Now that's silly.

Default some plus and minuses

since that area is near community college, it's pretty safe, just a lot of college and high school kids. it's also right down the street from CBS3's station and lots of condos towards the fairmount area. also, northern liberties [a gentrifying area] is fairly close. ben franklin high school and franklin learning center high school are also near, but the kids there are known to be fairly rowdy so that may be something to watch out for, especially in the afternoon when they get out from school. otherwise, is should be relatively calm. not much activity at night though...

Whatev. The BSL is the better of the two, even though some of the northern stations (City Hall, SG, Fairmount, Girard) are beat up and need renovations. The cars are wider and more spacious and I'll take molded plastic seats over cloth any day.

1st of all it isn't about me. Personal attacks just mean you can't defend your opinion, which is based on ignorance. The question is will a developer be successful selling new construction condos for a half million and up on the corner of Broad and Spring Garden when buyers can take that same money to a better part of town. I've lived here a long time and I didn't make that kind of investment. The people who are buying this kind of real estate today are not like you, or your nephew who had to rent a studio or bruhinb who probably rented at the Rittenhouse Regency until Allan Domb converted it. Half of them don't even need a mortgage because they are empty nesters cashing in from the suburbs.
I was condesending to you and I apologize but your original comment was silly, you just don't have the experience to realize it. The middle aged couple from lower Merion putting on their back packs and walking down the stairs to the subway at Broad & Spring Garden while the Lexus sits in the garage just doesn't happen.....and if it does it only happens once.

Back to the OP's question...

To elaborate on Spring Garden, it's true that it's pretty gritty & kind of desolate to the east, though there a few little surprising gems in that stretch (a little Mexican hole-in-the-wall called Jose's with supposedly very good food - I have yet to try it - on 10th a block south of SG, for example). Then, when you reach 5th, you have Northern Liberties off to the north, which is very interesting & well worth a visit. From Broad & SG it's a short ride on the 43 bus eastbound (though check the schedule on septa.com before you go - the 43 runs pretty infrequently).
