The only real danger is when the large High School right there lets out.

Be Franklin is a public high school that pulls from some of the worse neighborhoods in Philly.

Maybe 98% of those kids are fine... but there have been incidents.

SO strangely... 3 PM may be your worst time.

Really? Why do you think so? The subway would be at their door step, center city is a short walk, and the whole foods is moving a few blocks away, isn't it?

Maybe it's me but I think living near the subway lines to be able to go wherever I want is one of my top prioities, as is safety.

edit: Ben Franklin is a little creepy but most people are at work when they let out. I haven't had a problem with the students - yet.

Silly.....
People who buy Luxury condos don't ride the subway in Philly and they don't walk unless it's on Walnut St. or Rittenhouse Square. Food shopping is done with the car.

I think you're silly for assuming that.

I work at Broad & Callowhill and live about 5 blocks from there in the Spring Garden area. I walk to & from work with no issues (kids & all). It is a office area - so the weekends will be dead where you are. But there a lot of things that are within walking distance.

And yes there are residential condos/apts right on Broad & SG - so others will be with you. Come have some beers at St. Stephen's Green on 17th & Green - Welcome!

As somebody who lived at 18th and Locust for five years, and walked, rode subways, busses, trolleys, and trains literally everywhere while I was there, I think the person who called you, "silly," for your assumption is being extremely kind.

Not much we can do now since we already signed the lease, I just thought it would be nice to see what all of the locals think of the area. Thanks.
I think that area is fine.

Wow, this was my first post and I never expected for so many people to respond. Thank you so much for the help and information on the neighborhood.

What an odd, condescending response. So you're saying people who buy luxury condo's in Old City, Society Hill, Washington Square, etc. don't walk around the neighborhoods in which they live? Maybe what you meant to say was "I bought a luxury condo and I don't ride the subway in Philly and I dont walk unless....."

North of Spring Garden on Broad is a public High School (not a good thing) South on Broad is a little better. That intersection will never win "Best of Philly" although the modernistic highrise office building on the southwest corner was just sold to a developer who wants to convert it to lux condos. (he's crazy IMO)
The building on the SE corner is already condos. I've seen quite a few of them come up for rent. Also, I'd be suprised if Blatstein doesn't go rental with the State Office building. The area really is a natural place for building. The Spring Garden neighborhood seems to have really improved and the formerly forlorn area around CCP is finally coming to life. I believe the Spring Garden station is due for a renovation this year or next as well. R8Chel, I do think you're being overly cautious. 10 pm on Monday is different from 10 PM on Saturday. Anyone know what's up with the giant surface lot with one building on it? who owns it?
