It seems that way sometimes. On the other hand, at least one of those restaurants was really poorly managed (and I think the same owner opened up something else in the same spot later--at least I remember a sign on the door saying it was being closed for "reconceptualization"). I once waited 40 minutes in a mostly empty restaurant for a simple pasta dish. I forget what the restaurant's name was. Oh, and then I sat there waiting for my check. The owner came by and asked how I like my meal, and I rather abruptly said I would like my check. Disaster.
There was a Mexican restaurant that was okay, but the meals were too big, for me anyway. Is it possible that it closed because the meals were too big (and took too long to eat) for a lunch-time crowd?
It seems to me the drawback with some of the restaurants that have been in that spot is that they haven't known how to serve a lunch crowd. You have to be able to get people in and out in a reasonable amount of time.
