Actually, I don't think you are right.

This building is going for LEED cert, which means they'll have super high ceilings just like Comcast does.

Which is taller, 100 stories, 10 ft. each, or 63 stories, 19 ft. each.?

hey guys, thanks for the good word, etc etc.

sorry for the misunderstanding. to be clear: the project is dual-faceted: the hotel is the 26 story "square" (with the cutout and public area), while the office tower is 63 stories of very, very tall floor-to-ceilings. the two parts are seamless at ground level. it's aiming for LEED gold, so use of natural light is very much a factor there, much like comcast center's 15 and 17 story floors. plus the roof height is 1210' and slopes upward to accommodate for the mechanical stuff on the top floor. the spire's just decorative and accounts for the remaining height.

I heard Clarke touting this project at a meeting this week, so at first glance it doesn't look like he'll be blocking it.

I guess the hole was created to mollify the Soviet House..er Kennedy House residents? If so, GENIUS!

This looks great, I sure hope it happens.

What is the deal with Wachovia? Last I heard they had offices scattered all over center city and apparently consolidated somewhere? This tower looks to be right up their alley.What about Campbells Soup did they ever figure out what they were going to do with their new Camden HQ's? Last I heard it was stalled due to the historic Sears building.

Is this tower really going to be called American Commerce Center, isnt it more likely the naming rights will be sold to the anchor tenant.

Any guesses?

Would Verizon consider at least moving their regional HQ right next Comcast buy the naming rights for the tower? Stick it up Ralph and Brian Roberts caboose. Sunoco is raking in revenue by the tens of billions. Sunoco Tower? Are we going to see another center city office shuffle with this new tower?Will Commerce Bank move their HQ from Cherry Hill, Sovereign Bank from Reading. Amerisource -bergin? Wawa Tower that has a nice ring to it, are they big enough to take the mantel?

Any guesses on an anchor tenant?

...not guesses, only hopes. I'm smoking the big Jamaican crack pipe thinking of the possibilities of this tower...

Vanguard (droooool)? Amerisource, the largest company in the region, only employs 500 in Chesterbrook. How bout a Mandarin Oriental for the hotel portion?

I do think this has the possibility to be one of those "build it and they will come" type towers. Include state-of-the-art filmmaking facilities and support that growing regional industry. do the same for newsdesks and radio stations. Call up QVC and have the broadcast from the top floor. Invite the president of Jefferson to move from Radnor Corporate to ACC.

Phew, my head is spinning. I Love this tower!

They are trying to consolidate all their operations to S. Broad Street in two buildings. The PNB bank building at One South Broad, and the other old bank fortress building on Broad between Sansom and Walnut.

Campbell's Soup backed off their threat to move out of Camden, probably because when they looked they found that Camden is still the dirt cheapest area they can operate in for the entire northeast region. Their plant has to be located close by otherwise the quality of their product will suffer [shelf life gets shortened the farther the plant is from customers].

The Sears Building will stay and possibly will get renovated now that it has been purchased. Campbell's expansion will move forwards with their low-rise (2 floor max?) office complex. Campbell's for some reason has an aversion to building taller buildings to maximize their real estate---they wanted to spread out and use all the land they had control over.

I could see a number of companies (Aon, for instance) coming to the city to occupy 20 or more floors and try to strike a naming deal out the pre-lease agreement.

Nothing would please me more than to see Verizon corporate relocate next to Comcast's tower, move out of New York, and stick the tower up Comcast's ass.

If you move all the NYZ peons out of NYC to Philadelphia, Verizon could probably slash their DSL rates by 3-4 dollars and undercut cable internet even more.

The spire itself is tall enough... it would trump the Roxborough transmission towers. High Def TV transmitters better be installed on the very top of this thing.


I think the developers can make Logan Square Civic happy if they agree to cut Logan Square a deal for a free COMMUNITY CENTER meeting hall space so they can have their coffee and cookie klatches.

Maybe Logan Square neighbors can meet in the building's 3rd floor?

Logan Square Neighborhood Association: Why not say yes--provided they give you guys office space in the tower?

You guys would have the BEST and FANCIEST community center, meeting space and office space in the entire city.

You'd make Society Hill neighborhood meetings look like they were being staged at a trailer park or Larry the Cable Guy's house.


Think about it, Logan Square. A nice, sleek, glass-walled office in the new tower. Just for you.

Just say YES.

Or maybe Logan Square could nto look inhibative and just support the deal and be a Civic Association that doesn't expect cocnessions for people investing in the City?

as for office demand, sure, space is tight but that's been largely driven by the medical and educational institutions, not a growing private sector.
I just read this morning that Philly ranked 12th in desirable locations. It lagged mostly in a moribund commercial sector and entreprenurial spirit. and there's this admission:
