Default City View condos - $375 /sqft on the Parkway..... max value?

On average, units in City View condos (built in the late 70s, converted to condos 2 yrs ago) are selling for $375 /sqft or so. Add $300-450 /month in condos fees. There is a pool, nice gym, hottub, attached/covered parking, bla bla bla.

Personally, I have a hard time believing these units will be worth much more. My friend recently sold a 674 sqft 1br for $248k.

Ya, Philly is a lot cheaper than some other cities....and City View condos are far from the most expensive in the city..... but I still have my doubts.

Thoughts?

I think the city view condos will be subject more to the supply factors than the demand factors. I think it has a very good location, so that can ofset some of the new supply. Overall, I see it as an average investment at this point, neither good nor bad. What goes through my mind as a consumer, I can have a brand new condo with 10 year abatment (possibly) or a Condo that has been around since the days of Nixon.

But City View has EXCELLENT unobstructed city views--and there'a a premium for that too...have any of you seen the views looking out of that building?
not to mention its location...next to future Barnes and thrillingLibrary expansion

I think there'll be several more condo towers in those few blocks in near future.

Nice shot, Malloy--I'll ask you , 'cause I've always wondered. What's that building in the lower left corner of the shot, white cement, with no windows until the top two floors?

Thanks!

according to the sign there are 5 units left. Probably large, north facing corner units with a view of the parking lot.
