Relocating to Doylestown and looking for info on various neighborhoods to see where we'd fit in. We're coming from the NYC area, so love that Doylestown has an artistic, cultural component in town. But we prefer a bit of privacy/nature - really dislike homes right on top of each other (as we've seen in certain parts of Buckingham) with no backyard, no privacy, etc. Where would we find the following people...well educated, a little sophisticated but down to earth (not materialistic, even if they have money), nice? We were told to look at the Pebble Woods and Pebble Hill area, and also possibly Clemens Farms, just at the southern end of the town. Would this sound about right? ANy other areas? ALso, we hear that some northern parts of Buckingham have much more property, such as the Hunters Run section, but don't know anything about the people there. We have a young child starting elementary school and don't know if Cold Spring is considered vastly superior to Kutz. Or if Central Bucks East HS is also that much better than Central Bucks West? Or in the neighborhoods we're looking in, do the kids mostly attend private school? Any insights on Doylestown or Buckingham are greatly appreciated, as we don't know much about either yet. Thanks!

We live on Pebble Hill Rd and I think it's exactly what you are looking for. It's almost like being out in the country in terms of privacy, yet we are like 1-2 streets from the town center and 611 so we can get anywhere. Everyone is nice, not as nice as our other house where everyone waves even when you are driving, but it's pretty darn close. The schools are excellent and the culture is phenomenal.

Thanks for the information on the Pebble Hill area. Do you find that Pebble Hill Road is too busy in terms of car traffic? I'm sure it's not as bad as Edison-Furlong, but perhaps it's just too noisy or too many cars speed through.
Did you live in the area before? I ask because you mention your other home where people waved readily as you drove by, so I wondered if this was in Doylestown or Buckingham or elsewhere. Thanks for the information! Do you find children in your area? I realize that it appears to be an older development (Pebble Hill or Woods, etc), so am not sure how many younger families are now living there. Also, are the deer really destructive? We've seen them about and not sure how bad the situation is. Is there hunting allowed in the area? We're more concerned about hunters in the open space right above the Pebble Hill area. Our other home is in VA, lol, and it's the only community I've found where everyone is that friendly. But Doylestown is my second choice and that's why we chose the area up there for our second home. The bend of Pebble Hill that we are on has very low traffic, we are very comfortable taking walks as a family in the road. Our house is set very far back so we can't hear any traffic, but I don't think it's much of an issue most places on the road. The closer you get to town the more traffic there is, but I've never been behind more than 2-3 cars and that's typically at the major intersections where people turn off.
Kids are kind of hard to find, both of our neighbors have kids, but most of the population is older. I think there are more kids that we just don't see. Deer aren't too much of a problem, we see them in our yard, but have yet to see them on the road. We have more of an issue with geese and peacocks from the farm next door lol. |

Doylestown is really a fabulous place. The older homes just beyond the borough are typically on larger lots than the newer homes. There are lots of areas with minimum 1 acre zoning, or close to that. Have you received copies of the school reports? That is the most unbiased way for you to review what is happening.
