Smile ANDALUSIA/BENSALEM -- good or bad for buying a house?

I was driving around Andalusia today and I really like what I see! There seems to be a little more space around the houses than Tacony or Bristol Borough(where I'm also looking). I really like the good variety of Victorian and late Victorian houses. My father spent his childhood in this town and from what he tells me and what I've seen of it, it seems that the area has a lot of elderly people(i.e., people that raised their baby boomer kids and are now retired). He also told me that the taxes are decreasing because of the Philly Park Casino that opened up, and that my uncle(who resides in Andalusia) has been getting tax rebates! However, I was warned that it is more expensive than Bristol though(and I can see why! It's a very cute town. Not that Bristol isn't cute though too).

What do you guys know about Andalusia, real estate wise? How are the house prices there compared to other nearby neighborhoods, such as Somerton, Tacony, or Bristol Borough? Are there many houses becomming available on the market? My guess is that because there's a lot of elderly people residing there, perhaps some of the houses will be available when the elderly move into nursing homes. Any ideas? Does Andalusia have beaches on the Delaware? I remember driving through Croydon when I was a child and seeing signs for a beach here and there. I always figured that these signs were referring to someone's house on the river. But, now I'm curious: what are the riverfronts in these lower Bucks townships like? Do any of the homes "have a beach" on the Delaware?

Lived there for a few years. Really liked it... We lived between State road and the river. Quiet yet close to everything. Two R7 stops (Torresdale & Conwells) and limited Amtrak access (Cornwells). 20 minutes to center city down 95... Good access to the boulevard via Grant or Woodhaven. Boat access to the Delaware at State and Station, Neshaminy State Park a mile or two up State Road.

I would rate Andalusia section of Bensalem above all of the other communities you mentioned although from what I see in the MLS it is pretty slim pickings right now.

One other note... Somerton and Tacony you would have to pay city wage tax and if I am not mistaken Bristol accpeted ACT 1 and has a 1% local income tax (via Berkheimer) but Bensalem rejected it and I don't think has any local income tax (plus the rebate via the Casino.

The casino there is fine... it was already a horse track, so people went there to gamble anyways.

I know that the casino is already a race track, and I am okay with that. I am more referring to the idea that the NE riverfront should be developed with casinos. I believe this is what Councilman DiCicco said (don't quote me but I think I read it).

Does anyone have an idea how much one of those Victorians/post-Victorians might sell for?

I saw an ad for a 3story post-Victorian(built 1930s) today and it's listed for ~$230K. It's in the ideal neighborhood of Poquessing Rd(near the location of the old, demolished elementary school; now a nursing home). Now $230K isn't a bad price, but it's more than I'm looking to pay. Do you think I have a chance of finding a house for less than $180K if I seek something smaller? I noticed smaller post-Victorians and even a few post-Victorian twinhouses in the neighborhood, along with a few that looked like they could be pretty cool renovation projects(I'll most likely repaint whatever house I'll buy anyway, since I want it to be custom colored), but I did not see many "for sale" signs. Any other ideas?

The NE's waterfront is mostly off limits City land and Federal Land with unexploded ordinances and Prisons.


The Phillypark Casino

A. Causes no crime or no more than Neshaminy Mall
B. Causes no visable increase in traffic on Street Road.
C. Casues more waiting or tables at the restaurants on Street Road.

D. So it must be driving local businesses instead of chasing them away.


E. And the NE can't have one because Bensalem beat them to the punch.



And I really like Andalusia.

All the benefits of the city...shopping etc...none of the hassles

Yes I agree!! That's how I feel about Feasterville right now. I have more things within my reach than I did when I lived in Philly(although I lived in a really crappy section lol), the R3 is nearby, and insurance costs are less! Although with the way house prices are looking, I might consider Philly over the suburbs since I'm on a budget for this house I want to buy, and NE Philly prices seem to be considerably cheaper. But as far as renting goes, I find that the lower costs of living in the 1mi outside the city border more than makes up for the higher rent.
