Default Conshohocken area

Hello!

I am very interested to learn more about the Conshohocken area. I have performed searches on this site and on the web, and cannot get a good overview of the area.

From what I understand, the area is pretty industrial/commercial, but it seems to be on the way up. For instance, there are contemporary condos starting to popup near the river and from what I have heard, loft properties as well.

Can anyone provide an overview of the area and some recommendations on more properties like the one listed above?

Is the river area nice? Is the area starting to redevelop and grow? Are there loft properties available in old warehouses?

One of my collegues stated that his realtor mentioned that we have to pay Philly city tax in Conshohocken. Is this true?

Does anyone have any good pictures of the area? I am coming into town next week, but am anxious to learn more about the area.

Any insight would be greatly appreciated.

Yes, but it's all office space, not residential. There was a recent proposal to build an apartment building on River Road but I don't know what came of it.

In terms of business, yes. Quality of life has been slower to follow suit. A few nice restaurants have opened but not as many as I expected, considering the influx of white-collar workers over the last decade.

Only if you work in Philly, in which case you'll pay 3.9%. If you work and live in the suburbs, you're off the hook.

Close but not quite- the riverfront condos along the Schuylkill River are in Manayunk, which is in Philly but along the same R6 Railroad as Conshohocken. There are probably some commercial condos in the new office space, but nothing residential along the river in Conshy.

I drove past some of the loft properties last week on the way to the High Speed Line for the City Planning commercial corrider charrette -
The one I went past are a block or two off the main corridor, nice area.

Well, yes, I am a real estate agent, so I can put together a cross section of the any area- but first you'll have to figure out what area you want to be in! Conshohocken is different from West Conshohocken- and then west of West Conshy you have Upper & Lower Merion with big expensive homes, east of Conshy you have Plymouth and Whitemarsh, with medium expensive houses.

Yep



There are waterfront parks along both rivers - the West Conshy one is above, the Conshohocken park is really way off, separated from the town by the parking lots for the new office parks- Conshy does have the main spine of the regional bicycle trail.

Commercially yes, residentially it's coming along, culturally, it's not moved much - still very much neighbood with little league, neighbor's kids tinkering with the car.

I'll send some information by PM, there are about a dozen 360 photos for West Conshy and another dozen for Conshy, plus a slew of photos from homes listed - there's enough that you can get an idea of what the area is like.

Yep, but the $650k is probably the smallest/worst view of the 4Br 3.1Ba for sale now-

There are four more in the $660k-$670k range, but two of those are under agreement.

There's one more 4Br 3.1 Ba at $740k, two in the low to middle $850k range.

The big 5 Bedroom 3 Full 2 Partial baths one is For Sale at $920,000

I work Conshy. We escape city wage taxes, however the tax man seems to find us for everything else.

Its has grown enormously since set up shop here. It still does have much in terms of industry however MANY businesses are streaming into town because it AVOIDS city wage tax.
