Default Coming Back to Philly: Looking for Lease Purchase Home

I've been gone since '91 from Bucks County, so my bearings are a bit outdated. Looking in earnest for a place by mid-Feb. move-in date.

Looking for a 2 bed, 1.5ba, garage in suburbs (ex-urban even better) in either Chester or Montgomery counties, S. Jersey and N. Delaware is fine as well. Budgeted up to $1800/mo. for rent-to-own (lease purchase).
Must allow cats and have cable (broadband) access.

Job landed with little time to make arrangements. Will be up Jan. 31st - any help most appreciated! Agents welcomed!

so you want someting outside the burbs? probably western chester county, maybe up by french creek.

That's fine as well, I would rather take the train into work rather than drive.

Haven't been up that way in a very long time.

Well, looking closest to Philly, Chester & Montgomery for a 2 Bedroom, 1.1 Bath, $1,800 in rent is doable -

169 rentals in those 2 counties, under $1,800 in rent.

Narrow it down to

This may be more difficult-=> We had a very hot market over the summer into the fall, and it's picking up again, so there's no good reason for a Seller to accept the risks associated with a lease purchase contract, and lots of good reasons to avoid a lease purchase. With the 2 year residence exclusion, you no longer have a tax incentive to spread the purchase out over time. The only situation where I see a lease purchase being of interest to Sellers would be if the Sellers bought in the last year, have to move immediately, but are still selling at a profit and need to avoid capital gains. -=> not a likely combination.

Anway, narrow down to rent & for sale, and you've got 5 places to look at,
one mentions "lease purchase".

That's something that isn't in the rentals database, so I can't tell you what does or doesn't have it, it's a question where you have to call and ask each Seller or Seller's Agent. . .

norristown is cheap. if you live on ridge it ain't so bad and has train/trolley. near k of p and conshy. good mexican good food.
