Default B3 available lofts/condos/rowhouses???

Help!

We are looking to buy a house sometime this summer. I have lived in Philly for 5 years (3 in Wash West--10th and Pine and 2 in Old City). My wife (and baby) and I are looking to buy something this summer. We are looking for something with two bedrooms (or an open plan loft). We are REALLY interested in B3 and the "gayborhood." Our budget is $175,000 to $210,000-- Is this even possible? Do you know of anything new in the neighborhood (or anything opening up this summer?). Thanks so much.

I'm going to say it's not possible unless you buy a shell.

Well, perhaps ONE is close in price,- I can't say about FSBO, but for the ones listed for sale, in B3 I can find 7 places-

One place close to the price looks like a looks like a trinity, is in the $240,000 range. 2 Br 2 Ba, living room, kithen and basement. There's another 2 Bedroom place in the $330,000 range.

The rest of the 2 bedroom places are all up in the $450,000s or $490,000s, and $520,000 range.

If you're looking from 8th to Broad, Vine to Pine, most of the places are 2 Bedrooms. Here's the price breakup for 2 Bedroom places-

1 under $200,000
5 in the $200,000s
9 in the $300,000s
6 in the $400,000s
7 in the $500,000s
1 in the $600,000s

The top of the market are the is 3 Bedroom, 5 Bedroom and 6 Bedroom places from $900,000 to the $1,500,000 places.
