Who cares where Drainoff lives? Any guys with the balls to build what he is doing in Camden deserves credit.

give me a break about dranoff.....the guy gets his projects handed to him through political connections....the properties he got in camden were bought for a about $1....

If someone gave you a property in Camden, would you sign on a loan for tens of millions of dollars? Probably not.

Question

Nice to see some greener development.

Did you seek a site with good southern exposure, or design around a less-than-perfect orientation? Are the hot water heaters closed or open loop (I am considering one for my house)? What about the green roofs? Are they a usable amenity (i.e. lawn in the sky that people can walk on, not just look at), used for stormwater retention, or just reduce solar gain/aid in energy conservation?

We made do with the lot location and maximized the building's performance through good design as much as possible. For instance, the homes front on the east so we have incorporated a lot of windows there to allow for good morning light (i.e. the master bedroom has two stories worth of windows). Fortunately, there won't be anything taller around the development so we will be able to place the solar panels facing south with no obstructions.

As for the open vs. closed loop debate, we are still receiving bids on this and determining the most effective way, if at all, to incorporate the solar hot-water system into pre-heating the radiant floor system. The green roofs will be covered in wild flowers and will be hands off (we weren't sure how many people were up for mowing their roofs!). It will certainly help with storm water reduction, but this will only be a value-add on top of the energy conservation and roof life extension. There is also 220+ sq. ft roof patio made of recycled tires so people can enjoy views of the roof garden as well as the city skyline.
