I've heard told it may have some environmental issues. Just what I've heard -- I don't know if it's true. Anybody looking to buy it would do at least a phase one anyway to find out.

If it is true, it will have to wait until it's worth enough that the mitigation costs made sense. At that location, I doubt it will be very long.
