Most of Conshy is a pretty good area. With the possible exception of Elm St & Hector down somewhere around 2nd to 4th street or so, however I'm sure it's improving. Somewhere around there are a few seedy blocks. For the most part you would just have a bad neighbor or two. Ideally you'd like to be on the avenues, it goes from 1st to 15th. Fayettes street is a 'Main St' district with a few bars & resturants up to about 3rd st. Down past the avenues is more of a suburban feel to it, whereas from about 9th to 1st street is more of a city/rowhome atmosphere, so it depends on your taste. The are alot of converted homes and apartments down there, or if you like apartment complexes there is Plymouth Gardens. FWIW there's a newer complex called the Millenium down on the river, however I've heard the walls are paper thin.. Just thought I'd let you know.
